401-409 Main Road, Wellington Point

The sale of 401-409 Main Road, Wellington Point, demonstrates RWC Bayside’s commitment to delivering outcomes under challenging circumstances.  Following a difficult medical diagnosis, the long-term owner of the property made the decision to proceed with a sale and instructed our team to act quickly, efficiently, and with sensitivity.  The priority was clear: achieve certainty of outcome within a compressed timeframe while minimising stress for the vendor.

After careful consideration of market conditions and the vendor’s objectives, an Expressions of Interest campaign was recommended as the most appropriate strategy.  This approach provided flexibility, encouraged competition, and allowed the market to respond within a defined four-week period.  Prior to launch, RWC Bayside coordinated a cosmetic makeover of the property, managing trades and presentation works to ensure the site was brought to market in the best possible condition.  This preparation was critical in maximising buyer engagement and reinforcing confidence during inspections.

The campaign generated strong interest from a range of qualified purchasers.  At the close of the four-week multi-channel Expressions of Interest marketing campaign, multiple offers had been received, allowing the vendor to shortlist the top three proposals.  From there, detailed negotiations were undertaken to refine commercial terms.  Ultimately, an agreement was reached on an unconditional basis, with a 21-day settlement period that aligned with the vendor’s need for speed and certainty.

As the transaction progressed, the vendor’s health deteriorated rapidly, creating an additional layer of complexity.  To ensure settlement could proceed without delay, Nathan Moore travelled to Bangkok to personally facilitate the execution of all sale documentation.  This proactive step ensured legal requirements were met, timelines were maintained, and the vendor’s wishes were respected, despite the challenging circumstances.

The result was a successful sale completed on time, providing closure and a positive result for a valued long-term client during an exceptionally difficult period.  This transaction reflects RWC Bayside’s commitment to doing whatever is necessary to support clients, not only as property owners, but as people.
