The sale of 19 Smith Street, Capalaba highlights the enormous impact that a well-structured marketing campaign can have on both pricing and terms in a commercial property transaction.  The versatile freestanding industrial property  in the Capalaba Industrial Estate was sold by Nathan Moore and Alex Sinclair of RWC Bayside, following a competitive Expressions of Interest process that delivered a result well above early expectations.

RWC Bayside was engaged in late 2025 by an owner-occupier who was preparing for retirement and considering the sale of the property.  At the time, there were already two interested parties known to RWC Bayside, and the owner was given the option of exploring these opportunities off-market before deciding whether to proceed with a full campaign.

Both parties inspected the property in December and indicated they would be prepared to purchase in the mid $3 million range.  This provided a useful guide, however it also reflected a limited sample of the market.  When asked how we would approach the sale, our recommendation was to take the property to market and create a competitive process, rather than rely on a small buyer pool.

A four-week Expressions of Interest campaign was launched in mid-January 2026, supported by a targeted marketing strategy designed to reach both owner-occupiers and investors.  The campaign generated more than 50 enquiries and resulted in over 15 inspections, providing a strong level of engagement throughout the process.

At the close of the campaign, seven written offers were received, with all offers exceeding the earlier off-market price indications.  As negotiations progressed, the two original parties remained involved and, in response to the level of competition, both increased their offers to above $4 million.  The property ultimately sold to one of these buyers on a cash unconditional contract, with settlement terms that aligned with the seller’s preferred timing.

This transaction reinforces that while off-market discussions can appear fast and straightforward, they limit exposure and reduce the opportunity to test the full depth of the market.  In contrast, a structured campaign creates visibility, encourages competition and provides a clearer indication of value.
