The sale of the consolidated development site at 22 Waterloo Street, 140–146 Queen Street and 24–26 Taylor Crescent, Cleveland represents a considered and strategically executed transaction within the Cleveland business centre.  Comprising a total land area of 5,223m² across seven separate titles, each with individual street frontage and access, the site offered flexibility and scale rarely assembled within this established precinct.

Zoned Medium Density, the property benefitted from three street frontages to Waterloo Street, Queen Street and Taylor Crescent, and was centrally positioned approximately 350m from Cleveland Train Station, 600m from Cleveland Central Shopping Centre and 750m from Cleveland State School.  Located approximately 28km east of the Brisbane CBD, the address would appeal to developers seeking well-located residential opportunities within a growing bayside centre.

At the time of sale, the site was offered with a development approval for a five-level project comprising 118 units.  The quality of the approval documentation and the advanced state of planning meant the site was effectively shovel-ready, significantly reducing risk and timeframes for prospective purchasers.  This was a key driver of buyer confidence and competition throughout the campaign.
