(Lot 3) 22-24 Daintree Drive, Redland Bay

Ray White Commercial Bayside achieved remarkable success in the sales and leasing of 15 brand new industrial units at 22-24 Daintree Drive in the highly successful Redlands Business Park. 

New to Redland Bay, the developers engaged the services of Ray White Commercial Bayside in early 2022 and relied on the award-winning team to provide market insight and expertise which ultimately influenced some critical design elements.   Ranging from 174m² to 254m² the industrial units incorporated essential and desirable features including container-height roller doors, 3-phase power, fibre optic telecommunications, self-contained amenities, kitchens, and on-site parking. The triangular shape of the development was a deliberate choice to ensure easy accessibility for trucks and trailers, while retaining view corridors to the surrounding bushland.

Construction commenced in mid-2022, and the project was completed within 10 months. During this period, Ray White Commercial Bayside embarked on a strategic marketing campaign targeting potential buyers and tenants, which generated an abundance of quality enquiries.

Throughout the construction phase, the developers faced a series of unavoidable challenges including building cost fluctuations and weather interruptions, which created some uncertainty among purchasers.  To assist with reassuring clients and to bolster buyer confidence, Ray White Commercial Bayside provided regular project updates, and conducted multiple on-site inspections to showcase the progress and quality of the development. By the time construction was completed and the certificate of classification was obtained, 100% of the available rental product had been leased, and an impressive 70% of all built form had been sold. The remaining units were quickly sold through Ray White Commercial Bayside’s extensive network of qualified prospects.

The success of this project marked the beginning of a strong partnership between the developers and Ray White Commercial Bayside, with several more projects underway within Redland Business Park.
