In May 2025, Nathan Moore and Joel Kuchel of RWC Bayside were appointed by a long-term commercial client to oversee the sale of 7 Wardley Street, Capalaba, an NDIS-approved facility that had been operating as a respite day care centre. The property comprised a single-level, four-bedroom, two-bathroom brick residence on a 683sqm* allotment, with three-car accommodation. Designed to meet accessibility standards, it featured ramp access, wide entry points, open-plan circulation, and oversized bathrooms and showers, making it a functional solution for NDIS providers, supported living, or community organisations.
In assessing the property, Nathan Moore, Director of RWC Bayside, recognised its dual potential. While its existing approvals made it attractive to community service providers, Nathan understood that the underlying residential configuration also held appeal for private buyers. This insight was critical in shaping the marketing strategy. Rather than limiting exposure to a single buyer type, RWC Bayside recommended a joint campaign, which saw Nathan and Joel collaborating with a respected local residential agency. This approach allowed the campaign to target both commercial and residential audiences simultaneously, broadening competition and maximising the opportunity for a successful sale.
The vendor, a registered charity, had specific probity requirements that influenced the method of sale. RWC Bayside advised that an auction would be the most transparent and effective option, providing a fair process while creating competitive tension. A custom marketing program was implemented, highlighting not only the property’s existing approvals and accessible features, but also its potential for alternative use. Emphasis was placed on its location within the Redland City Council area, its Low Density Residential zoning, and the absence of flood, bushfire, or heritage overlays that might otherwise complicate redevelopment or occupation.
The campaign generated a strong market response. Over the course of the program, the property attracted 39 enquiries and 18 inspections, reflecting genuine interest from both residential buyers and commercial operators. On auction day, four registered bidders competed vigorously, resulting in a final sale price that exceeded the vendor’s expectations.
The outcome was a testament to the effectiveness of a tailored, dual-market strategy. By recognising the potential for alternative uses and leveraging partnerships with other property specialists, Nathan, Joel and the RWC Bayside team were able to deliver a result that not only met but surpassed the client’s objectives. Following the sale, the property is now being converted back into residential use, underlining the flexibility and broad appeal identified during the campaign.
This transaction illustrates the value of RWC Bayside’s strategic approach to commercial property sales. By looking beyond the obvious use and ensuring that marketing programs are designed to capture the widest possible audience, the team consistently achieves exceptional results for clients.
