39 Daintree Drive, Redland Bay

The leasing of 39 Daintree Drive Redland Bay required a strategic and targeted approach to match a one-of-a-kind automotive facility with the right long-term tenant.  Located within the highly regarded Redlands Business Park, this premium industrial property offered a unique value proposition. It is a fully equipped turnkey mechanical workshop with a level of fitout and infrastructure rarely seen in the local market.

Constructed in 2023 and extensively upgraded after completion, the asset comprises 331m² of high-clearance workshop space, 139m² of air-conditioned mezzanine office, and a 167m² semi-enclosed awning functioning as a wash bay.  The facility includes premium features such as multiple hydraulic hoists, a 30-tonne press, EV charger, compressed air system, pressure washer, sandblaster, and a fully integrated security system.  It was purpose-designed for high performance mechanical work, prestige vehicle detailing, or restoration services.

While the property’s features made it highly appealing to a niche market, it also demanded a very specific type of operator. The leasing campaign had to go beyond traditional advertising to directly engage high-end automotive users who could utilise the specialised infrastructure and meet the premium rental expectations.

RWC Bayside launched a targeted campaign directed at performance automotive and car enthusiast sectors.  Several parties expressed interest, but after careful qualification and negotiation, a well-established performance tuning operator was secured.  Their operations aligned perfectly with the facility, allowing them to move in and commence business with minimal adjustment.

A three-year lease was signed with the agreement also including an option to purchase at the end of the lease term, providing the tenant with long-term flexibility and a clear path to ownership.

This result highlights the importance of asset understanding, clear positioning, and market alignment.  Through a focused campaign and careful management, the leasing secured a quality tenant with long-term intentions, while achieving the owner’s leasing targets in full.
