12 & 13/172-174 Redland Bay Road, Capalaba

This modern industrial/warehouse and office unit in a high profile location had been owner-occupied for well over a decade.  The business was sold and the new business owner relocated the operation to an alternate site, leaving the premises vacant for the first time in over 10 years.

A neighbour in the complex recommended that the property owner engage Ray White Commercial Bayside to source and secure a tenant for the newly available site.

The property owner was based interstate and had not seen the building for an extended period of time.  After a thorough inspection of the facility, we recommended some strategic improvements to the premises.  The owner welcomed the prudent advice, and following our appointment we co-ordinated a substantial refurbishment program, including updating the office and amenities areas, and installing new warehouse lights and an electric roller door.

To achieve maximum exposure for the upgraded property we planned and executed a tactical marketing campaign which created significant interest among high calibre prospects.  Following a comprehensive application process, we successfully negotiated with GKR Karate, one of the largest karate schools in Australia, who entered into a long-term lease for a new Brisbane East dojo.

The owner was impressed with the advice, service and outcome delivered by Ray White Commercial Bayside, and GKR Karate (and their clients) are thrilled with the new training centre.
