In late 2021 a blaze ripped through 89-107 Old Cleveland Road, Capalaba. The entire property was under management with RWCB. The fire caused extensive damage and immediately displaced all 12 tenants including a flagship Chemist Warehouse store, several restaurants, a hairdresser and a doctor’s surgery.
Following the containment of the fire and the dissipation of thick smoke, our team, accompanied by Queensland Fire and Emergency Services personnel, donned the appropriate safety attire to inspect the site and assist the Queensland Police Service with their investigation.
Our initial priorities included comforting the distressed tenants, providing them vital information and advice, and coordinating with building contractors to secure and make-safe the site, including the removal of asbestos.
We then launched an aggressive campaign to source suitable alternate shopfronts for each affected business. Within 2 short weeks, we successfully relocated most tenants to new premises.

Assuming a proactive Project Management role in the rebuilding process, we offered valuable advice on redesign features and rebuild upgrades to meet modern compliance and expectation, with a view to returning anchor tenant, Chemist Warehouse, to a new 770m² shop within a year.
A strategic decision was made to redefine the new building, with the owner opting to design spaces that would ideally suit medical and professional allied health tenants, aligning seamlessly with the anchor tenant, Chemist Warehouse. This resulted in the creation of a dedicated medical hub in the precinct.
Upon design approval of the new building, we actively engaged in pre-committing new tenants with a medical focus to lease the remaining tenancies.
Our collaboration and coordination with the owner, insurers and builders saw Phase One of the rebuild completed in late 2022, with Chemist Warehouse returning to their flagship store just 12 months from the date of the fire.
Despite challenges and delays with electrical supply, the rebuild of the remainder of the site was completed in May 2023 with 12 brand new high-profile spaces showcasing modern infrastructure created in the coveted Bayside area.
