5/123 Redland Bay Road, Capalaba

Nathan Moore of Ray White Commercial Bayside was approached by the long-term owner of 5/123 Redland Bay Road, and asked to prepare a strategy to sell the 747m² retail asset in the busy Capalaba showroom precinct.  We were made aware that two other agencies had also been invited to present proposals (the current property manager and another long-term advisor) and that our submission would not only need to deliver a great outcome, but also a great journey for the seller.

We used our initial meeting with the owner to not only establish the desired commercial result, but also to gauge their appetite for different sales methods.  It was clear that the other agencies were pushing for the property be taken to Auction (which would’ve been an appropriate process for this type of product), but that there was significant reluctance from the seller to take this course given the potentially pressurised Auction event.  Acknowledging this position made our recommendation easy – a carefully structured Expressions of Interest campaign would deliver a great result and allow the seller time to properly consider all offers and make an informed decision.  Ultimately, the seller was most comfortable with this approach and appointed Nathan Moore at Ray White Commercial Bayside to run the campaign.

The highly successful 4-week advertising program was developed to reach a defined target audience and generated over 40 enquiries.  The EOI closed with multiple quality offers, and the leading submissions were shortlisted following discussion with the seller.  Each of the shortlisted parties was extended one opportunity to improve their position, with the best offer accepted on a cash unconditional basis.
