A stand-alone industrial facility with high-quality office space, located in the heart of Capalaba’s Industrial Estate, was offered for sale by a seller with a unique set of circumstances.  The property, situated on a 1,536m²* ‘Industrial B’ zoned allotment, included a 973m²* industrial facility with 260m²* of air-conditioned ground and mezzanine office space, along with a 165m²* load-bearing storage mezzanine.

The seller required a short lease-back period post-settlement, using the proceeds from the sale to relocate the business and complete the make-good process. This tight timeline of six months from settlement presented a challenge, as not all potential buyers were willing to accommodate these conditions.  Additionally, the building was due for refurbishment, which added another layer of complexity to the transaction.

RWC Bayside developed a focused 4-week multi-channel marketing campaign designed to attract genuine buyers.  The campaign generated strong interest and multiple offers to purchase.  The successful buyer, a long-term investor, saw the value in the building’s location and potential, and was willing to work with the seller on the timeline.  The buyer collaborated with RWC Bayside to manage both the seller’s exit and the scope of the refurbishment program.

Both parties were delighted with the result, and the refurbishment program is scheduled to commence shortly.
