1E/25 Cambridge Parade, Manly

Benn Woods of Ray White Commercial Bayside was contacted by Hainason, an emerging steel and aluminium import/export business located in Manly, to find new premises that would accommodate their expanding product offering. 

The brief had two critical elements; locate a suitable new address with significantly more warehouse space, while simultaneously finding an acceptable replacement tenant so that Hainason could be released from the 15 months remaining on their existing lease.

With his vast knowledge of commercial property in the Wynnum/Manly area, Benn quickly identified the ideal office/warehouse facility to house the growing Hainason operation, and negotiated a mutually beneficial deal to relocate the company to Industry Place, Wynnum.

Working to an extremely tight deadline to meet the Industry Place deal requirements, Benn immediately turned to his comprehensive database to source a replacement tenant.   Having previously helped Tendered (a tender writing business) secure office space in Tingalpa, Benn was aware that the initial lease term had concluded and a month-to-month arrangement was now in place, and that the growing business was perfectly poised to consider larger, more premium premises.   

Benn reached out to Tendered to present the opportunity and following an inspection of the 25 Cambridge Parade property, rapid negotiations ensued, and a new lease agreement was executed within a week.

By leveraging his local market knowledge and extensive network of contacts, Benn facilitated a complex series of negotiations within a tight timeframe, resulting in both lessees securing more appropriate premises with potential for future growth.
